Before accepting an applicable retail or MSME term loan, request and read the Key Facts Statement. Use it to compare the borrowing cost and repayment schedule with the offer being explained to you. Ask for clarification in a language you understand before agreeing.
Understand the product
A home loan normally involves both borrower assessment and checks on the property offered as security. The loan-to-value decision, legal review, valuation and disbursement conditions can affect the sanctioned amount. A property advertisement is not a lender approval.
Compare fixed or floating rate terms, benchmark and spread, reset method, borrower contribution and disbursement stages. Ask when full EMIs begin, whether pre-EMI interest applies and what happens if construction or documentation is delayed.

For illustration only, ₹3,000,000 at an assumed 9% annual reducing-balance interest rate over 240 months gives an EMI of approximately ₹26,992, scheduled repayments of ₹6,478,027 and interest of ₹3,478,027. This is arithmetic, not a lender quotation. Fees, taxes, payment timing and rate changes are excluded.
Risks and alternatives
The purchase budget is larger than the financed property amount. Stamp duty, registration, legal charges, maintenance, moving and furnishing can need separate funds. Delayed possession can create overlapping rent and repayment costs.
