Processing Fees and Other Charges
For first-time home buyers, the practical question is how processing fees and other charges affects the funding and repayment plan. Calculate your contribution and all transaction costs before paying a non-refundable deposit. A lender estimate should not be treated as a final sanction.
Write down every upfront, recurring and event-based charge in the quotation. Check whether processing fees are deducted from disbursement, charged separately or refundable if the application is not sanctioned. Taxes, legal costs and third-party services may affect the cash needed.
Understand the product
A home loan normally involves both borrower assessment and checks on the property offered as security. The loan-to-value decision, legal review, valuation and disbursement conditions can affect the sanctioned amount. A property advertisement is not a lender approval.
Compare fixed or floating rate terms, benchmark and spread, reset method, borrower contribution and disbursement stages. Ask when full EMIs begin, whether pre-EMI interest applies and what happens if construction or documentation is delayed.
What to prepare for this situation
Calculate your contribution and all transaction costs before paying a non-refundable deposit. A lender estimate should not be treated as a final sanction.
Useful records: property quotation, household budget and income records.
Accepted KYC, income evidence, bank statements, purchase agreement and title or project documents requested by the lender. Construction and resale cases can require different property records.
Checks for processing fees and other charges
- Record fee amount, basis and taxes
- Ask when each fee becomes payable
- Request a receipt and written refund conditions
Illustrative repayment example
For illustration only, ₹3,000,000 at an assumed 9% annual reducing-balance interest rate over 240 months gives an EMI of approximately ₹26,992, scheduled repayments of ₹6,478,027 and interest of ₹3,478,027. This is arithmetic, not a lender quotation. Fees, taxes, payment timing and rate changes are excluded.
Risks and alternatives
The purchase budget is larger than the financed property amount. Stamp duty, registration, legal charges, maintenance, moving and furnishing can need separate funds. Delayed possession can create overlapping rent and repayment costs.
Write down the minimum amount required, funds already available and a backup plan for a lower-income month. A reading recommendation on Loan Guide is not a lender offer, personalised financial advice or confirmation of eligibility.
Before you proceed
- Choose a product suited to the permitted purpose and confirm the actual lending entity.
- Request the current written quotation and relevant disclosures directly from that lender.
- Compare net funds, instalments, total cost and the conditions for early repayment.
- Submit sensitive documents only through the lender’s authenticated process. Never share an OTP, banking password or card PIN with an agent.
- Keep the signed agreement, schedule and official grievance contact for future reference.
Common questions
Does this guide confirm approval or a rate?
No. Eligibility, sanction, amount and price are decided by the lender after its checks. Figures above are explicitly assumed examples.
Can I submit a bank loan application here?
The Loan Guide questionnaire suggests educational articles using your selected preferences. It does not send a credit application to a bank or NBFC, run a credit enquiry or disburse money.
